General Information The Woodlands Community The Woodlands is located on 27,000 acres of forestland, 27 miles north of Houston, Texas. The planned community, developed by The Woodlands Corporation (now The Woodlands Development Company), opened in October, 1974, and has grown steadily to become one of the region's most desired places to live and work. The projected population of 120,000 will enjoy a framework combining residency, industry, churches, schools, public facilities, shopping, recreation and the forest in a convenient and aesthetically-pleasing hometown environment. The Community Associations of The Woodlands, Texas The Woodlands Community Service Corporation, doing business as The Community Associations of The Woodlands, Texas, is a private, not-for-profit corporation, created in 1992. The company delivers municipal-type services to this growing community, located in an unincorporated area in Montgomery County, Texas, on behalf of The Woodlands Community Association, Inc., The Woodlands Association, Inc. and The Woodlands Commercial Owners Association, Inc. Please visit our Boards of Directors page for information on the areas served by each of the Associations.Services On the associations' behalf, the Community Associations of The Woodlands provides, or contracts for others to provide, services including police and fire protection, garbage and recycling collection, parks and pathway maintenance, streetscape maintenance, covenant enforcement and recreation programming for existing and future community associations in The Woodlands. The Community Associations of The Woodlands currently operates from three locations in The Woodlands. The administrative and financial staff are located at the main office at 2201 Lake Woodlands Drive, while staff for parks, recreation, and environmental services are located at 8203 Millennium Forest. Employees at The Woodlands Recreation Center, a 12,000 square foot facility providing recreational programming and activities to area residents, are located at 5310 Research Forest Drive. The Woodlands Fire Department, with a paid professional staff, has five stations located in The Woodlands, and a sixth in the planning stages. Funding Almost all property owners in The Woodlands are subject to The Woodlands Covenants and pay annual assessments to support the community services provided by their association. Each community association board of directors sets the assessment rate during the annual budget approval process. Assessment statements for the coming year are based on valuations set by the Montgomery County or Harris County Appraisal District, and are sent out each December. The Community Associations of The Woodlands is governed by a board of directors composed of representatives from the community associations and the developer. Funding for operations is provided through an agreement with the community associations, each of whom has the ability to assess property owners for services rendered.
